The city of Miami has tapped CBRE Group to market 18 acres in the budding Allapattah neighborhood, one of the city corridors attracting interest from developers as the downtown area gets built out.
CBRE has issued a request for information, looking for feedback about potential mixed uses and gauging interest in the site just north of Jackson Memorial Hospital in the Miami Health District for a long-term ground lease. Responses are due by Aug. 12, and the city may later issue a request for proposals, CBRE noted.
Allapattah is the Seminole word for alligator. In recent years, the former industrial area has attracted coffee shops, creative offices and a trapeze school.
Earlier this year, the Miami City Commission approved developer Robert Wennett’s plan to turn 8.3 acres at 2140 NW 12th Ave. in Allapattah into the Miami Produce Center.
Other Miami neighborhoods north of downtown are also enjoying a resurgence, including Edgewater and Wynwood. Meanwhile, Little Haiti appears to be the next market for growth after the city approved plans for the $1 billion Magic City Innovation District.
Meanwhile, the city-owned property in Allapattah is two square blocks bordered by Northwest 20th Street to the north, Northwest 19th Street to the south, Northwest 12th Avenue to the east and Northwest 14th Avenue to the west. CBRE’s Michael McShea, Lee Ann Korst and Chris Wood are handling the assignment.
“The goal is to enhance quality of life in the surrounding area and neighborhoods while developing the project to its highest and best use,” Wood said in a statement.
City operations on the site now may move to a smaller footprint on the property, according to CBRE.
