A South Florida developer plans to replace an aging shopping center with what could be the largest apartment development ever in a Fort Lauderdale suburb.
El-Ad National Properties based in Boca Raton announced plans to build five apartment towers over three phases that will total 1,256 units in Davie, six miles west of the Fort Lauderdale-Hollywood International. It’s less than a mile from the Seminole Hard Rock Hotel & Casino.
The District in Davie, which is being billed as the new “front door to Davie, also will include 36,000 square feet of space for restaurants and retail.
El-Ad National Properties bought an 80,000-square-foot strip center in 2021. A Dollar General was one of the major retailers.
“Redeveloping the area by replacing a dated shopping center with a modern community provides a greatly enhanced tax base for the town,” Noam Ziv, El-Nad’s CEO, said in a statement.
The developer will demolish the center built in 1976 to make way for apartment towers starting in the middle of this year. El-Ad plans to have the first phase completed in 2025.
Davie has one of the smallest concentrations of apartments in the Fort Lauderdale area at 7,884 units. Few new units have been built over the past five years, with just 210 units, according to CoStar data. There are 817 units under construction now.
